    Conditions For Buyers:

    1. A total of 40% of my commission will be paid to the qualified buyer after closing of the transaction and within 5 business days of receiving my part of the commission from my brokerage.
    2. The Buyer must enter an Exclusive Buyer Representation Agreement (BRA) with Right At Home Realty through me for a duration of Six(6) months and purchase a property that offers a minimum 2.25% commission of the purchase price to me (Kazi Hossain) by the seller or seller’s agent or brokerage.
    3. Buyer must sign a declaration confirming they are not under contract with any other Brokerages before signing a Buyer Representation Agreement (BRA) with Right At Home Realty.
    4. The buyer warrants and declares that they were not introduced to the property of interest by another Brokerage (Or real estate agent) prior to making an offer.
    5. In cases where the purchased property is my own listing, you are eligible for a 1% cashback (up to $30,000 of the purchase price), provided that the seller offers a minimum 2.5% commission on the sale price for listing and selling the property directly to you.
    6. If it is discovered that the Buyer was under contract with another Brokerage during the currency of the contract with Right At Home Realty, the Buyer agrees to refund the cash back rebate within 5 business days to Kazi Hossain of Right At Home Realty.
    7. The Rebate is only paid to the name(s) registered on the agreement of purchase and sale.
    8. The rebate will be paid by only one bank draft and will be paid to the order of: only one name which is registered on the Agreement of Purchase and Sale, regardless of the number of names registered there.
    9. Rebates are not applicable to transactions involving properties with a sale value of less than $500,000, unless expressly stated and agreed upon in the 'ADDITIONAL TERMS to Buyer Designated Representation Agreement, OREA Form 371 WITH REBATE PROVISION'.
    10. Rebates are exclusively applicable to transactions involving properties located within the municipalities or townships of Pickering, Ajax, Whitby, and Oshawa in Ontario. Transactions involving properties outside these areas do not qualify for rebates.
    11. Rebates are not offered on pre-construction VIP condo sales or on properties where a referral fee is being paid to another brokerage.
    12. Rebates are not valid with any other offers or promotions.
    13. Rebates are not available from all registrants of Right At Home Realty. The commission rebate is guaranteed and paid personally by Kazi Hossain, not Right At Home Realty.

  • Conditions For Sellers:

    1. While every effort will be made to sell your property without involving a buyer's agent/broker (co-operating brokerage), it is not guaranteed that there will be no buyer's agent involved showing and selling your property.
    2. Efforts will be made to create a great deal of exposure of your property by taking advantages on the power of digital marketing online along side with all the traditional method such as MLS posting, Signs, existing client database and open houses
    3. 1% commission is for the listing agent/brokerage to list the propety for sale on MLS, but the total commission will not be less than 3.50%, where Kazi Hossain (Right At Home Realty) will be offering the co-operating agent/broker at least 2.50% commission to sell your property, if a buyer agent/broker (co-operating brokerage) is involved in the process.
    4. If Kazi Hossain (Right At Home Realty) is able to sell your property alone; through digital and traditional marketing, without involving any buyer's agent/broker (co-operating brokerage), the total commission the seller(s) has to pay is only 1.5% + HST
    5. The listing agent/brokerage (Kazi Hossain, Right At Home Realty) will be responsible for the cost of virtual tour and photos of the property, any yard signs and flyer for open houses
    6. If a home staging is needed and the seller(s) are willing to, the staging cost will be paid by the seller directly to the staging company. Kazi Hossain (Right At Home Realty) is not responsible for any home staging cost.
    7. All commisssions are subject to HST and paid after closing of the transaction and within 14 business days after Kazi Hossain receives his portion of the commission from the brokerages.
